Every job carries our workmanship guarantee, with 25 years on new roofs and manufacturer warranties on flat systems.
What we do
Domestic, commercial and retail property. Whether it is a single slipped slate or a full rebuild, the same team turns up and the same standard applies. See the full list of roofing services in Anglesey and Bangor.
Reclaimed Welsh slate is our specialty, alongside new Spanish, Chinese, Brazilian and artificial slate — matched to your property and budget.
Repairs, re-tiling and full replacements across all tile types, with cracked tiles and failed membranes put right properly rather than patched.
EPDM rubber, GRP fibreglass, felt and liquid coatings. We work with all the common systems so the choice fits the roof and the spend.
All lead work undertaken — flashings, valleys, chimneys and detailing that keeps water where it belongs for decades.
A thorough inspection followed by a detailed written survey, so you know exactly what a roof needs before you commit.
Structural roofing work including full rebuilds and loft conversions, carried out by our own team from strip-out to finish.
Skylights and Velux windows installed on both pitched and flat roofs, weathered in and finished neatly inside and out.
24/7 call-out for leaks, slipped slates and storm damage. Call-out is typically £150–£250 depending on timing and location.
Hands-on experience on listed buildings in Betws-y-Coed and on our own listed home, The Old School House in Llangefni.

About us
Williams Roofing & Property Maintenance is run by William Smethurst. His father started in the roofing trade at sixteen, taught William the job on site, and — now 68 — still works alongside him. William's two younger brothers are on the team too, which is why the standard of work matters here more than the size of the invoice.
That grounding shows up most on older buildings. We have worked on several listed properties in Betws-y-Coed, and our own home, The Old School House in Llangefni, is a listed building we have fully refurbished ourselves — currently working through the rear roof. Reclaimed Welsh slate is our specialty, and we are equally comfortable with new Spanish, Chinese, Brazilian and artificial slate, all tile types, and every common flat roof system.
We keep our own scaffold towers for smaller jobs so you are not paying for scaffold you do not need, and where the job genuinely calls for full scaffolding we say so upfront. Reviews mention the same things again and again: clear communication, plenty of photographs, options explained, and no mess left behind — see our customer roofing reviews or browse our slate and flat roofing work in North Wales.
We visit, inspect the roof thoroughly and photograph what we find.
You get a written quote with the survey findings and any problems set out clearly.
A deposit books your slot in the diary and we confirm the plan and access.
Mid-job payment, final payment on completion, site left clean and your guarantee confirmed.
